We have the following three main focus areas in the real estate development sector:
We have developed a reputation for cost leadership by identifying land banks in under-exposed locations and creating value for our quality projects through innovative marketing programmes.
In our commercial business line, we are focussed on developing, selling and leasing office and SEZ properties targeted towards a wide range of customers from individual users and small companies to large corporates in various sectors including IT and ITES. Our commercial properties include both stand-alone commercial sites and properties forming part of our integrated master planned communities.
In our residential business line, our main focus is on developing integrated master planned communities in the [mid to luxury] segment, wherein we design, build and sell a wide range of properties including villas, townhouses and apartments of varying sizes. By "integrated master planned communities", we mean that developments have community facilities such as hospitals, schools, retail and commercial buildings.
SEZ Projects

Point Indu: IT & ITES SEZ at Shamshabad, Hyderabad
Point Indu is a notified 150 acre IT & ITES SEZ being developed by Indu Projects Limited and Sun Apollo at Shamshabad in Hyderabad. The total development in the 150 acre campus is to the tune of 7.8 million sft of processing and non-processing zones.
Some of the key features of this project are:
- Vantage Location - Point Indu is 4kms from the new airport at Shamshabad that has commenced its operations from March 23rd 2008
- Multi-tenanted buildings and blocks of campus for IT & ITES companies to set up campus environs in processing zone. First Block ready for fit-outs by December 2008
- Incubation space of 50,000sft ready for fit-outs
- Non-processing zone of the SEZ will host Commercial offices, Hotel, Service apartments and Club house
- Green Building - Point Indu will be one of the largest green campuses in India. The project will aim at LEED Gold Rating.

The aggregate area under development is 250 acres in Shamshabad, Mamidipally village near Hyderabad. 150 acres has been a notified SEZ out of which 90 acres has been dedicated for Information Technology (IT), IT Enabled Services (ITES) and Information and Communications Technology (ICT) sectors.

Our strategy is focused on providing commercial offerings which are both "built to suit", "multi-tenanted" and of international standards at various locations. These offerings are intended to allow us the flexibility to address a wide range of prospective tenants from individual users and small companies to large corporates. Our intention is to both sell and lease our commercial developments.

In our residential business, our strategy is to provide our customers with communities with a focus on lifestyle which is supported by superior quality infrastructure in healthcare, education, recreation and entertainment. Current Projects

Indu Fortune Fields is being developed by our fully owned SPV on approximately 62 acres of land in KPHB, Hyderabad. Development of this project was commenced in March 2005 and is expected to be completed in December 2008. The aggregate built up area being developed is 3.58 million square feet.
Indu Fortune Fields is being developed as an integrated residential and commercial development and has been designed by Surbana International Consultants (India) Private Limited along with M/s Akshaya Consultants.
Indu Fortune fields is being developed to include 376 residential villas (each ranging from 2,925 square feet to 3,350 square feet), 640 two and three bedroom apartment blocks having an aggregate built up area of approximately 1.60 million square feet, 456 units of lower income group housing having an aggregate built up area of approximately 1.82 million square feet (each unit measuring approximately 400 square feet) and 400,000 square feet of commercial space.

Indu Aranya is located in Bandlaguda, Tatiannaram Village near Hyderabad and is expected to be completed in June 2011 and shall consists of 1,142 residential units (including 262 Villas and 886 apartment units) with approximately 2.95 million square feet of saleable area. Indu Aranya is intended to be an integrated residential and commercial development on 50 acres of land with residential units ranging from 400 square feet to 2,540 square feet.

Upcoming Projects

Indu Royal Homes is located in Nandyal, Kurnool District in Andhra Pradesh and consists of 427 residential villas and 415 row houses with approximately 1.5 million square feet of saleable area. Indu Royal Homes is intended to be an integrated residential development on 75 acres of land with residential units ranging from 920 square feet to 1,560 square feet.

Indu City is located at Bachupally in Hyderabad and is expected to be completed in 2012 and consists of 3,083 residential units (including 318 villas and 2,765 apartment units) with approximately 11.75 million square feet of saleable area. The total area of the development is 101.98 acres with residential units ranging from 1,050 square feet to 4200 square feet.

Indu Skies is located in Shamshabad, near Hyderabad and is next to our IT SEZ Point Indu. Indu Skies consist of 2530 residential units (comprising of 170 Nos of villas and 2360 Nos of Apartment units). The total area for the development is 100 acres. The villas range from 325 sqyds to 900 sqyds with the BUA ranging from 3400 sft to 5000 sqft. The Apartment units range from 850 sqft (Studio units) to 3600 sqft (Pent houses).
- Panchavati Projects
Panchavati is located in Brook Fields, Mahadevapura Village near Bangalore. Expected to be completed in 2010, it is a 15 acre project consisting of 72 residential villas ranging in size from 3300 to 4300 sft each totaling approximately 300,000 sqft.
